This week, I’m joined by Alice Bullard, boss of Nested, as we unpack the important thing headlines from the twenty eighth week of 2025, ending Saturday twentieth July 2025.

Key market stats – week 28 of 2025

Listings (New to Market)
34.3k new listings this week (down from 35.9k final week)
YTD listings are 4.4% greater than 2024 YTD and seven.2% above the 2017-19 YTD common (1.037m YTD vs 993k in 2024)

Value Reductions
25.6k reductions this week
That’s nonetheless just one in 7.1 houses in the marketplace being diminished month-to-month (14.1%)
For context:
• 14% in June & 13.4% in Could
• 12.1% common in 2024 • Lengthy-term 5-year common: 10.6%.

Gross sales Agreed
26.3k houses bought STC this week (↓ from 26.4k final week)
YTD agreed gross sales:
• 7.6% up on 2024 (743k vs 691k)
• 14.6% up on pre-Covid common (648k in 2017-19).

Promote-Via Charge (June, in arrears)
15.3% of properties in the marketplace went SSTC in June
That’s down from 16.1% in Could 2024 common: 15.3%-year common: 17.9%.

Sale Fall-Throughs
6,494 fall-throughs final week (from a 496k SSTC pipeline)
Fall-through price as % of product sales: 24.7% (down from 25.9% final week)
Barely worse than the long-term common of 24.2%, but far beneath post-Truss chaos ranges (40%+).

Internet Gross sales
19.8k internet gross sales this week (up from 19.6k final week)
Weekly common for 2025: 20k

YTD Internet Gross sales:
• 568k in 2025
• +5.8% on 2024 YTD (537k) • +10.5% on 2017-19 YTD (514k).

June stats confirmed 51.3% of UK houses that left the property brokers books in June 2025, exchanged contracts (ie, the agent bought paid and the house moved on completion); the remaining 48.7% left property agent books, unsold and home-owner staying of their house. NB – this June stat will change all through July as extra dates come via.

Inventory Ranges (For Sale and Gross sales Pipeline) – 1st of the Month

758k houses in the marketplace at first of July – 8.3% greater than July 2024

496k houses in property brokers gross sales pipelines  – 4.9% than July 2024.

Home Costs (measured by £/sq.ft)

£346.45/sqft on Gross sales Agreed in June 2025 – 2.46% greater than June 2024 and 1.48% greater than June 2022.

Rental Stats

June 2025 with a median lease of £1,826 pcm (June ’24 determine £1,758).
